General Terms and Conditions of Sale (GTC)

Scope and Acceptance

These General Terms and Conditions of Sale (hereinafter “Terms”) govern all bookings made via the website www.casa-roca-marseille.com (hereinafter the “Website”), operated by a private individual, regarding the short-term rental of the property known as "Casa Ròca Marseille."

By confirming a reservation on the Website, the client (hereinafter “Guest”) acknowledges having read, understood, and accepted these Terms without reservation. These Terms form a legally binding contract between the Guest and the Owner.

Description of Services

The Owner provides short-term rental accommodation services exclusively for private, non-commercial use. The property is rented fully furnished and equipped. The maximum occupancy, bedding configuration, amenities, and services are detailed on the Website and must not be exceeded under any circumstances.

Booking Conditions

All bookings are subject to availability and confirmation by the Owner.

Reservations must be made by adults over 18 years of age.

The booking becomes effective only after full payment or payment of the deposit, as specified at the time of booking.

A valid government-issued ID may be required before check-in.

The Owner reserves the right to cancel or refuse any booking deemed suspicious, abusive, or fraudulent.

Prices and Payment

All prices are indicated in euros and include tourist taxes and cleaning fees.

The applicable rate is the one displayed at the time of booking.

Payment is only accepted by credit card or bank transfer.

Breakage and Damage

Guests are responsible for any breakages or damages caused in the propoerty. In the event of damage, excessive cleaning, or missing items, the Guest will be charged for the necessary repairs.

Guests must immediately report any breakages or damages. In cases of negligence or failure to report, additional charges may apply to cover the cost of repair or replacement. Any deduction will be justified by a detailed invoice.

Check-In and Check-Out

Check-in: From 3:00 PM on the day of arrival.

Check-out: By 11:00 AM on the day of departure.

Late check-out without prior agreement may result in additional fees.

Guest Obligations

The Guest agrees to occupy the premises peacefully and respect the house rules.

Non-compliance may result in early termination of the stay without refund.

Liability and Insurance

The Guest is solely responsible for damage, loss, or theft occurring during their stay. The Owner disclaims any liability for loss or theft of personal belongings, or for any incident occurring outside the rented property.

The Guest is encouraged to hold personal liability insurance covering rental stays.

Force Majeure

The Owner will not be held liable for delays, changes, or cancellations due to force majeure events (natural disasters, pandemics, war, strikes, governmental restrictions, etc.). In such cases, alternative dates or credits may be offered at the Owner's discretion.

Privacy and Data Protection

All personal data collected during the reservation process is processed in accordance with our Privacy Policy.

Applicable Law and Jurisdiction

These Terms are governed by French law. Any dispute not resolved amicably shall be submitted to the competent courts of Aix-en-Provence (or the nearest court to the property location).

Modifications

The Owner reserves the right to update or modify these Terms at any time. The version applicable to the Guest is the one in force at the time of booking.
